How this estimate works

Lenders decide how much house you can afford using your debt-to-income ratio. The calculator takes your gross monthly income, multiplies it by your DTI limit, and subtracts your other monthly debt payments. What is left is your maximum monthly housing payment. From that payment it removes estimated Texas property taxes, homeowners insurance, and any HOA dues, leaving the amount available for principal and interest. It then works backward through the loan formula at your rate and term to find the loan amount, and adds your down payment to reach the maximum home price. How much house can I afford?

What debt-to-income ratio do lenders allow?

Most conventional programs allow a back-end debt-to-income ratio up to about 45 percent, and some non-QM and government programs go higher. This calculator uses 45 percent by default and lets you change it.

Does my down payment change how much house I can afford?

Yes. A larger down payment lowers your loan amount for the same payment, which raises the price you can buy and can remove mortgage insurance once you reach 20 percent down.
