Denied or declined elsewhere? Send me the buyer, the file, or the scenario another lender turned down, and here's what you get back: a fast, honest yes or no on whether it's closeable, and if it isn't a yes today, a written plan for what has to happen to get there. Both, in English or Vietnamese. Both, at no cost to you or your client.

What a mortgage second opinion actually is

A second opinion is a fresh re-underwrite of a file another lender declined or structured poorly. I review the reason for the no, check for lender overlays, and test your profile against other programs before you reapply. It is a review of one specific scenario, not a new blind application, and it is different from walking into the next bank and hoping for a different answer.

This is a distinct thing from a second chance. A second chance is about programs for buyers with a past credit event, and I cover those in depth on the denied a mortgage in Houston page. A second opinion is about re-reading this exact declined file, fast, for a borrower or the partner who sent them. That is what this desk does.

Who this desk is for

You already know if you belong here, because a lender already told you no, or your agent got the call that the loan fell through. This desk exists for a specific set of buyers:

If any of that sounds like your last conversation with a lender, keep reading. This is exactly the situation I specialize in.

Denied elsewhere in Houston? Here is how the desk works

1. Send the scenario

Tell me why the other lender said no, the property or purchase details, and roughly what you're working with. No forms to hunt down and nothing you have to re-explain five times. A denial letter or adverse action notice helps if you have it, but we can start from what you know.

2. Get a fast read

I'll acknowledge your message within an hour during business hours, or that same evening if it comes in after hours, and I'll give you a first read on closeability within one business day. That read is where I find the overlay or the wrong program that caused the no.

3. Get to closing, or get a plan

If the answer is yes, you'll have next steps to close within two business days. If it's not a yes yet, you'll have a written, plain-language plan and a realistic window to get there, so you know exactly what you're working toward instead of just hearing "try again later."

For Realtors and CPAs: a fast desk for your stuck deals

If your buyer got declined, or your self-employed client got a no on income, send the scenario here. I'll give you a fast, honest read on whether the deal can be saved before the contract dies, and I'll work directly with you and give you a status note at every step so you always know where the file stands. There is no cost to you or your client for the read or the plan.

This is a service, not a paid arrangement. I am not offering anything of value in exchange for a referral. I provide the read and the plan because it is the right way to build a relationship. Partners can learn more on the Realtor partners and CPA partners pages.

The two lanes every rescue starts with

Every rescue starts with one question: why did the last lender say no? The answer decides which lane you're in, and both lanes end at the same place, which is you at the closing table.

"The money's there, the tax returns just don't show it."

This is the most common one I see, and it's a product problem, not a you problem. If you're self-employed and write off a lot of income, a bank statement loan looks at what actually moves through your accounts instead of your adjusted gross income. If you're an investor, DSCR loans qualify off the property's rental income with no cap on how many you can hold, and you can close in an LLC. If you're a foreign national or ITIN holder, there are foreign national and ITIN programs built specifically for buyers without a long US credit file. Most buyers in this lane get a same-week answer, because the fix is matching you to the right program, not rebuilding your finances.

"The credit needs work before the loan will."

If the decline came down to your credit profile, you don't leave here with a rejection, you leave with a plan. I'll have my credit specialist pull your full picture and build a Credit Game Plan: which balances to pay down first, in what order, and roughly how long it takes to get your score where a loan needs it to be. I can't promise a specific score or a specific date, because that depends on the credit bureaus and not on me, but I can tell you exactly what to do and check in with you as you do it. You keep working toward the purchase instead of walking away from it.

What you can count on

What I won't promise: a guaranteed approval, a guaranteed score, or a guaranteed closing date. Every loan is still subject to underwriting, and credit scores move on their own timeline. What I will promise is that you get a straight answer fast, and if the answer isn't yes today, you get a real plan instead of a door closed in your face.

The programs that turn a "no" into an approval

I don't rebuild the whole program catalog on this page, I match your scenario to the program that fits and point you to the details. Depending on why you were declined:

Frequently Asked Questions

Will this hurt my credit to check?

A soft look at your scenario doesn't require a hard credit pull. If we move forward toward an application, I'll walk you through exactly what happens and when, before anything touches your credit.

What if I already have a Realtor or a deal under contract?

Good, bring them in on it. I'll work directly with your agent and give them status updates too, so nobody's left wondering what's happening with the file.

I was denied for income, not credit. Does this still apply to me?

Yes, and honestly, that's the more common call I get. Income declines are usually a program-fit issue, and that's the fastest lane to a yes.

How fast can we actually close once I get a yes?

It depends on the loan type and your documentation, but once you're in application, most of my non-QM files move in a normal 30 to 45 day window like any other purchase. I'll give you a realistic timeline once I see the file.

Is this only for people buying a primary home?

No. I work with primary residences, second homes, and investment properties, and I'll ask which one yours is upfront so we quote and structure it honestly from the start.

What does this cost me?

Nothing. The read and the plan are a service I provide because it's the right way to build a relationship with a buyer or an agent, not a paid product.

Don't let one no decide this

Send me what happened, and I'll tell you straight where you stand and what it takes to get to closing. I'm available 24/7, so there's no bad time to reach out.
