Then you sat down with a lender. They asked for your tax returns. Your accountant did their job and minimized your taxable income the way they are supposed to. Suddenly the number on the page looked nothing like the number in your account. The lender said no.

Bank Statement Loans: Built for Business Owners

A bank statement loan calculates your qualifying income from your bank deposits, not your tax returns. You provide 12 to 24 months of statements. The lender looks at what actually came into your accounts and uses that to determine what you can borrow.

These are non-QM loans, meaning non-qualified mortgage. They operate outside standard Fannie Mae guidelines, which were designed for W-2 employees. Bank statement loans exist specifically for borrowers whose income is real but does not fit neatly into a tax return.

Who qualifies:

  • Self-employed for at least 2 years
  • 620 or higher credit score
  • 10 to 20 percent down payment
  • Consistent deposits over the statement period

How the income calculation works:

The lender adds up your deposits and calculates your average monthly income. Then they apply an expense factor, typically 50 percent for business accounts. That 50 percent represents business costs the lender assumes came out of those deposits.

Real Example

Average monthly deposits: $15,000

Expense factor applied: 50%

Qualifying monthly income: $7,500

Annual qualifying income: $90,000

That same borrower might show $32,000 in taxable income on a joint return. Two very different numbers. One of them gets you approved.
